Housing and the real estate market
IDEA Consult has been working on issues within the Belgian housing market for more than 10 years and this on two levels: on the one hand, usually at the request of governments, the functioning of the housing market within a particular region is discussed. For example, the dynamics on the Brussels housing market were mapped out three times, but similar exercises were also done for the French region of Poitou-Charentes or even for the Belgian part of the Eurometropolis Lille. Niche markets such as student accommodation, second homes or assisted living residences within a certain city or region can also be reviewed by our experts. On the other hand, we are regularly asked by private developers to carry out a market review in the light of a concrete housing program. Our recommendations then relate to essential feasibility factors such as the determination of target groups and housing typologies as well as a feasible sale speed and price level. IDEA is a regular supplier of such market studies to some of the largest Belgian real estate developers. Besides housing, IDEA can also look at the performance and potential of other real estate markets such as offices, business or retail.
